Buy to Let investments have always been a key ingredient of a Professional Property Investors Portfolio. Changes within the last few years with lending such as SDT and tax allowances have changed the market and put off many more part time investors. One of the main advantages of a buy to let portfolio is the ability to maximise the cash funds available using a term referred to as “Gearing.” For example if an investor has £100,000 cash available, subject to Mortgage Lenders conditions on Loan to value, rather than investing £100,000 in a single property that might increase by say 5% pa, giving a £5,000 growth, three properties at £100,000 each can be bought (with deposit funds and a buy to let mortgage) giving the Investor a £300,000 portfolio. Often good property appreciation is “created” by investing in a property that needs work (a refurbishment, conversion or lease extending). This is often where bigger gains can be made and is an area in which we excel.
